ABOUT // HOW THE WORK GETS DONE

The person who inspects your house is the one who treats it, and the one who comes back.

JM Pest Control is a small pest control crew in Miami that handles four pests and nothing else: ants, bees, roaches and bed bugs. This page is about who shows up, what is in the truck, how the first visit runs and why South Florida changes the method.

01Who runs this

An owner-run pest control operator working out of 33176

JM Pest Control Solutions is the trading name used by Jmpestcontrolmiami, which runs this site at jmpestcontrolmiami.de. It is a residential and light-commercial pest control business, and it is based at 14600 Buchanan St, Miami, Florida 33176, United States. That is the Kendall side of Miami-Dade, which is why a good share of the calls for pest control in Kendall, FL end up on our schedule.

There is no franchise behind it and no call center in front of it. A small crew. When you phone, you are talking to someone who carries a flashlight for a living, and if they are halfway up a ladder in a soffit they will call you back.

We keep the scope narrow on purpose. Four pests. A technician who does ghost ants, German roaches, honey bee colonies and bed bugs every week gets very good at reading those four, and gets very quick at spotting what a homeowner has already tried that made it worse. Termites, rodents, mosquitoes and lawn grubs go to someone else, and we will tell you so on the phone rather than send a truck to guess.

So the work is ant control, bee removal, roach treatment and bed bug inspection in Miami, done by the same hands. If you were looking for a roach exterminator in Miami who fogs the kitchen and leaves, that is not us.

02The kit

What comes out of the truck, and what each piece is for

No backpack sprayer goes into your kitchen on the first visit. Most of what we use indoors fits in one hand and goes into a gap you could slide a credit card into.

  • FlashlightThe most used tool on the truck. Roaches, bed bugs and ghost ants all hide from light, so a hard side beam across a hinge or a mattress seam shows droppings, shed skins and trails that overhead lights flatten out.
  • Inspection mirrorFor the back of the dishwasher kick plate, the underside of the sink lip and the inside of a bed frame rail. Saves pulling furniture apart before we know it needs pulling apart.
  • Bait gunPlaces gel bait in dots the size of a match head. Roach gel goes in hinges, under the lip of the countertop and behind the stove. Ant gel goes on the trail, never across it.
  • Bulb dusterPuffs a fine layer of desiccant dust into wall voids, switch plates and pipe chases. Dust keeps working in a dry void for months. It does nothing on a wet surface, so it never goes under a leaking sink.
  • Glue monitorsFolded glue boards set under sinks and behind the fridge. They are not the treatment. They tell us on the follow-up whether the numbers dropped and where the stragglers are coming from.
  • Nitrile glovesFresh pair per house. Bait that smells of your last job's hand cream or a cigarette gets ignored, and ants are fussier about this than people think.

03Products by type

Product types, and why the label on the shelf is the wrong one

People ask for brand names. Brand matters less than type, and type matters less than placement. Here is what goes into a house and why.

What we apply, by type
TypeWhere it goes
Gel baitCabinet hinges, countertop lips, stove and fridge gaps. The main tool for German roaches and indoor ants.
IGRAn insect growth regulator. It stops roach nymphs from maturing into breeders, so the population collapses instead of rebounding.
Non-repellentOutside, along the foundation line and around entry points. Ants walk through it without noticing and carry it home.
Desiccant dustDry wall voids, outlets, attic edges and bed frame joints. Works by drying the insect out, so resistance is not a factor.
EncasementsZippered mattress and box spring covers on a bed bug job. Anything left inside starves; nothing new gets into the seams.

The shelf product most people have already used before they call is a repellent spray or a total-release fogger. Both chase insects into places we then have to work harder to reach. A fogger in a kitchen with German roaches pushes them into the wall behind the outlets and into the neighbor's unit. A repellent on a ghost ant trail makes the colony bud, and you get several smaller nests instead of one. We see both every week. Tell us what you used and when; it changes where we look first.

German roaches live in the hinge of your cabinet door. That's where the bait goes, not on the floor.

04What we do, visit by visit

The inspection routine on a first visit

JM Pest Control inspects and treats homes and small commercial spaces in Miami for four pests: ants, honey bees, cockroaches and bed bugs. Every job starts the same way, with someone looking before anyone sprays. The detail for each pest lives on the services page; this is the routine they share.

  1. The phone call

You describe what you see and where. We ask what you have already applied, how long it has been going on and whether you rent. Bed bug and bee calls get a request for a photo before we book.

  2. The walk-through

Flashlight first. Kitchen, bathrooms, the bedroom on a bed bug call, then the outside perimeter: mulch beds, irrigation boxes, soffits, the base of palms. We are looking for where they nest and where they feed, which are rarely the same spot.

  3. The quote

You get the price after the walk-through, standing in the house, with the visits it includes. No quote over the phone on bed bugs or bees, because the scope is unknown until somebody has looked.

  4. Treatment at the source

Gel bait and IGR in harborage for roaches. Non-repellent and slow bait for ants. Live relocation or comb cut-out for bees. Seam-by-seam treatment and encasements for bed bugs.

  5. The service ticket

What was applied, where, and what is covered and for how long on that job. Coverage is written job by job on the ticket, not promised in advance on a website.

  6. The follow-up

On a German roach job, about 14 days later. Bed bugs get a scheduled return too. Monitors get read, bait gets topped up where it was eaten, and the ticket gets updated.

05Local conditions

Miami conditions that change the method

A treatment that holds for a season in Ohio washes out of a Miami flower bed in a week of afternoon storms. These are the local facts that shape how we work.

Humidity

Dust only goes where it stays dry

Desiccant dust clumps and stops working in damp voids. Under sinks with slow leaks and behind washing machines, we use gel instead and tell you to get the drip fixed, because roaches will keep finding that water.

Rainy season

Summer storms move the ants indoors

Heavy afternoon rain floods ground nests and pushes ghost ants and big-headed ants up the walls and into kitchens. Exterior non-repellent goes on with the forecast in mind, never right before a downpour.

Mulch beds

The bed against the stucco is a nest

Thick, wet mulch piled to the foundation is where smokybrown and American roaches and several ant species live. We treat it, and we will tell you to pull it back a few inches from the wall.

Palms and soffits

Bees like a cavity with shade

Palm boots, soffit returns, irrigation valve boxes and empty meter cans all hold honey bee colonies here. Any colony in South Florida may be Africanized, so nobody pokes it without a suit and a plan.

Apartments

Shared walls, shared roaches

In a Miami apartment block, German roaches travel through pipe chases between units. Roach control in an apartment works best when the neighbors or the building get treated in the same window, and we will say so.

Travel and rentals

Bed bugs come home in luggage

A city with this many flights and short-term rentals sees bed bugs year round. The first sign is usually small dark spotting on the mattress piping, not bites.

06Straight answers

What people ask before they book

Will the same technician come back for the follow-up?

That is the plan on every job. The person who did the inspection knows which hinge had the heaviest activity and which monitor they set behind the fridge. Sending someone new means starting the inspection over.

Do you offer a monthly contract for everything?

No. If you want someone to spray the baseboards every month for whatever might be there, we are the wrong call. We treat a specific problem until it is under control and write down what we did.

Is this safe with kids and pets in the house?

Indoors, most of what we use is gel in dots inside hinges and gaps, and dust inside wall voids. Neither is sprayed into the air. Tell us about pets, fish tanks and anyone with asthma on the phone and the technician plans around it. Outside work dries before pets go back out.

Do I have to be home?

For the first visit, yes, or someone who can open cabinets and answer questions. Bee jobs on the outside of a building can sometimes run without you once access is agreed.

07Reach a person

How to reach a human at JM Pest Control

Phone is fastest: 786-849-8713. Booking is by phone, and the person who answers is part of the crew, not a switchboard. If nobody picks up, we are on a job. Leave your name, the pest and the number to call, and the call comes back when the technician is off the ladder.

Email reaches the same people at [email protected]. It gets read between jobs, so it suits photos and longer descriptions better than anything urgent. Post goes to 14600 Buchanan St, Miami, Florida 33176.

The contact page has the inquiry form and tips for photographing a mattress seam or a bee colony so we can tell you what we see before we drive out. Questions about your data go to the same email address and are covered on the privacy page.

Tell us what you're seeing and where in the house.

One call books the inspection. The quote comes after we have looked.
