Your warranty is written on the service ticket, not promised on a website.

These are the terms for using this site and for booking pest control in Miami with JM Pest Control. Each clause gets one row. The left side is the clause itself; the right side says it plainly and gives the reason it exists. Read the warranty rows twice. That is where most arguments start, and where we would rather they ended.

When these terms apply

1.1 Effective dateThese terms took effect on and are the current version. If you visited or booked after October 2, 2026, this is the version that counts. A term only means something if you can tell which version was in force on the day you called.
1.2 Earlier jobsA job booked before that date runs on whatever was written on its own service ticket. We don't rewrite an old job's terms after the fact. The ticket is the contract for the visit. A web page can't quietly change it later.

Who you are dealing with

2.1 The operatorThis site and the services described on it are run by Jmpestcontrolmiami, trading as JM Pest Control Solutions at jmpestcontrolmiami.de. One small Miami crew. The name on the truck and the name on the ticket are the same business. You should know exactly who you are agreeing with before you let anyone into your kitchen.
2.2 Where we are14600 Buchanan St, Miami, Florida 33176, United States. Phone 786-849-8713. Email [email protected]. A real street address in 33176. The phone rings the person who comes out. Formal notices need somewhere to go. This is it.

What this site does, and what it doesn't

3.1 Information and inquiriesThe site describes our ant, bee, roach and bed bug work, and lets you send an inquiry or open a chat. It's a way to read how we work and reach us. That's all it is. So nobody mistakes a page about German roaches for a booked appointment.
3.2 Four pests onlyWe handle ants, bees, roaches and bed bugs. We don't take termite, rodent, mosquito or wildlife jobs. If it isn't one of the four, we'll tell you on the phone and won't book it. Doing four pests well beats doing twelve badly, and it keeps the warranty honest.
3.3 No advice by web pageNothing written here replaces an inspection of your property. Ghost ants in Kendall don't behave like ghost ants in a Brickell high-rise. We need to look. General method notes can't account for your walls, your drains or what someone sprayed last month.

Inquiry only: nothing is sold or paid for here

4.1 No checkoutThere is no cart, no checkout and no payment on this site. No card number is ever asked for or stored. You can't buy anything here. If a page ever asks for your card, it isn't us. Pest work can't be priced blind, so we don't pretend it can.
4.2 Figures are estimatesAny figure mentioned on the site, in chat or on the phone before an inspection is an estimate, not a binding quote. A ballpark is a ballpark. The real number comes after someone has looked. A bee colony twelve feet up a soffit costs differently from one in an irrigation box at ground level.
4.3 How an inquiry becomes a jobAn inquiry becomes an order only when we have inspected or reviewed the problem, given you a written price, and you have agreed to it, by signature or in writing. Sending the form commits you to nothing. Saying yes to a written price does. Both sides need to know the exact moment a booking is real.

How a price is set

5.1 CurrencyAll prices are in US dollars (USD). Dollars. Nothing else. The site reaches visitors from outside the US through ads, so the currency is stated once and plainly.
5.2 Basis per pestAnts: property size and species. Bees: colony location, height and wall access. Roaches: per home after the first inspection, follow-up included. Bed bugs: number of rooms and beds affected, quoted only after inspection. Each pest has its own thing that drives the cost. None of them is the number of square feet alone. Being specific about what moves a price stops surprises at the door.
5.3 What changes a priceA written price can change only if the job turns out materially different from what was inspected, such as a second colony behind the drywall or bed bugs in rooms not shown, and only after you agree to the new figure. If we open a soffit and the comb runs into the next bay, we stop and tell you before doing more. Walls hide things. You still get the last word on what you pay.

Service warranty: what a re-service covers

W-01 The ticket sets the coverThe technician writes on the service ticket what is covered and for how long, job by job. That written entry is the warranty. Nothing on this website extends it. Look at your ticket. If it names the kitchen and a period, that's the cover. Not the whole house, and not forever. A roach job and a bee cut-out don't fail the same way, so one blanket promise would be wrong for both.
W-02 No elimination promiseWe do not promise a pest-free home and do not guarantee elimination. We promise the treatment written on the ticket and the re-service terms attached to it. Anyone who promises 100% is selling, not treating. A neighbor's unit or a used couch off the curb can bring pests straight back, and neither is in our control.
W-03 Prep doneRe-service applies when the prep sheet given for the job was followed: cabinets emptied for a roach visit, bedding bagged and laundered for a bed bug visit. If the cabinets were full on the day, the bait couldn't reach the hinges. Prep is half the treatment. Skipping it is the most common reason a job comes back.
W-04 Access givenRe-service applies when we were given access to every area named on the ticket, including the follow-up visit on the agreed date or one rebooked within a reasonable time. Two visits about 14 days apart is the roach treatment. Miss the second and it's half a treatment. The follow-up catches what hatched from the egg cases the first bait never touched.
W-05 No third-party productsRe-service does not apply where a store-bought spray, fogger, repellent or other company's treatment was used in the treated area after our visit. Spray a ghost ant trail with something off the shelf and you'll have four colonies by Friday. That's not on us. Repellents contaminate gel bait and split ant colonies. They undo the method the warranty was written for.
W-06 Structural fixesWhere the ticket notes a repair needed on your side, such as a leaking drain, an open soffit vent or a gap at a pipe chase, cover for that area depends on the repair being made. We can cut out a bee colony. If the hole stays open, the next swarm moves in. Moisture and openings feed reinfestation faster than any product can stop it.
W-07 How to claimCall 786-849-8713 or email [email protected] inside the period on the ticket. Quote the ticket date and what you are seeing. A covered re-service carries no extra charge. Call, give us the ticket, and if it's covered we come back at no charge. A warranty you can't claim easily isn't one.

The table can't hold the judgment call, so here it is. When you report activity inside the cover period, the same technician who did the job usually comes back and looks first. A few German roaches in the two weeks after a gel bait visit is normal; they're feeding on the bait, and that's how it reaches the harborage. Steady daytime sightings after the second visit are not normal, and that's a re-service. With bees, a handful of foragers hanging around the old entry for a day or two after a cut-out is expected. A new colony building comb in the same void is a claim.

What you may not do on this site

6.1 Honest inquiriesDon't submit false names, someone else's address or phone number, or inquiries meant to waste a technician's day. A fake booking sends a truck across Miami for nothing and someone real waits longer. The crew is small. Every bad lead costs a real customer a slot.
6.2 No abuse of the forms or chatNo spam, automated submissions, malicious code, scraping, attempts to reach parts of the server not linked from the site, or abusive messages to staff. Use the form and chat like a person asking about pests. The forms and chat are how real customers reach us; we keep them working.
6.3 Ad clicksDon't click our ads repeatedly or with automated tools to drain the budget. Invalid clicks get reported to the ad platform. The site takes paid traffic from Google Ads and Microsoft Advertising, and sometimes Meta Ads.

Who owns the words and pictures

7.1 OwnershipThe text, photographs, logo, wordmark and layout of this site belong to Jmpestcontrolmiami or are used with permission. Don't lift the photos or copy for another pest company's site. A competitor using our method write-ups would confuse customers about who does the work.
7.2 Personal useYou may print or share a page for your own household or building, for example to pass the roach prep notes to a property manager. Share it with your landlord. That's what it's for. Prep instructions only work if the people doing the prep can read them.

What the site does not warrant

8.1 As isThe website and its content are provided as is and as available. We do not warrant that it is always online, error-free or suited to your particular situation. The site might be down on a Sunday. Call instead. Hosting fails sometimes, and general pest notes can't fit every house.
8.2 Do-it-yourselfNothing here is an instruction to apply a pesticide yourself. Read and follow the label of any product you use. We explain why we use gel bait. That's not a recipe for you to copy with a hardware-store product. Product labels are the legal instructions, not our blog-style explanations.
8.3 Service workWarranty on the work itself is the one written on the service ticket under W-01 to W-07, and nothing broader. The ticket covers the job. The website covers nothing. Two sources of promises means arguments about which one wins.

Limit of liability

9.1 Website useWe are not liable for indirect or consequential loss arising from use of this website, such as lost time or a decision made on general information here. Reading a page about bed bugs doesn't make us responsible for your hotel stay. The site is free information, not a service contract.
9.2 Service capFor any service, our total liability is limited to the amount you paid for that service, to the extent Florida law allows. The most you can recover for a job is what you paid for that job. It keeps pricing sane for a small crew.
9.3 What isn't limitedNothing here limits liability for our own negligence causing injury, for fraud, or for anything that law does not allow to be limited. If we genuinely hurt someone or damage something through carelessness, the cap doesn't hide that. A cap that tried to cover everything would be unenforceable and unfair.

When we can refuse or stop

10.1 Site accessWe may block access to the site, the forms or the chat for anyone breaching T-06, without notice. Spam the chat and the chat stops answering you. It protects the channel real customers use.
10.2 Refusing a jobWe may decline a job that is outside the four pests, unsafe to reach, or where we're asked to use a method we don't use, such as fogging for German roaches. We'd rather say no than do the job a way we know fails. Foggers scatter German roaches into the walls. Doing it on request would make the problem worse and break the method the warranty is written around.
10.3 Stopping mid-jobA technician may stop work where the site becomes unsafe, for example an aggressive colony near people or pets, and will reschedule. In South Florida any bee colony may be Africanized. If it gets hot, we back off. Nobody's soffit is worth a trip to the ER.

Which law, which court

11.1 Governing lawThese terms and any service booked through them are governed by the law of Florida, United States. Florida law, because the work happens in Florida. The crew is in Miami, and so is every home we treat.
11.2 Where disputes goDisputes are heard in the courts of Miami. Before that, call or write to us; most problems get sorted on a re-service visit. Talk to us first. If that fails, it's a Miami court. One known venue, close to where the job was done.

How changes are announced

12.1 New version, new dateWhen these terms change, the new text is published on this page and the effective date at the top is updated. Check the date at the top. If it moved, something changed. A visible date is the simplest honest notice.
12.2 Open jobsA change never alters a job already agreed or a warranty already written on a ticket. Your follow-up visit runs on the terms you agreed to. Changing the rules mid-treatment would be unfair.
